Wayne HealthCare needed help with a refresh of its Master Plan, selections for architect/engineer and construction manager. Hplex supported this work and more, including working with city officials to negotiate utility relocation and road changes.

SERVICES

    • Hplex was engaged through a Request For Proposal (RFP) process by Wayne HealthCare to act as owner representative and assist the Hospital with oversight of a refresh of its Master Plan which contemplated a wellness center addition, new inpatient and OB units allowing for private rooms, and a separate addition to support Materials Management department/dock area. Also considered was a location for future MOB development.

    • Project would lead to working closely with city officials to vacate nearby road, combine properties, and relocate existing utilities

    • Opportunity for 20,000 SF of renovations for backfill areas for the hospital

    • COVID-19 pandemic had potential to slow/complicate progress

    • Led Wayne HealthCare through an RFP process to select and onboard the associated design, construction manager and vendors of the project.

    • Developed a Master Project budget of $56.46M and refined the Master Plan through sessions with Wayne HealthCare, resulting in a proposed project that included roughly 82,000 SF in new additions to house the programs noted above and 20,000 SF of backfill renovation within the existing hospital.

    • Led the team to coordinate design work to run concurrently with an extensive City process to vacate a road adjacent to the existing Wayne HealthCare campus. After achieving project approval, work began to relocate several existing utilities within this vacated street to prepare for new construction. Additionally, several hospital-owned residential properties needed to be cleared in advance of the hospital expansion.

    • Minimized schedule delays while dealing with the COVID-19 pandemic.

    • Managed project budget in a way that enabled Wayne HealthCare to obtain several items that were not within the original scope of the project, including house-wide upgrades to nurse call, pneumatic tube and chiller systems, addition of epoxy flooring in the mechanical penthouse, and build out of a gift shop and community conference rooms originally planned to only be shell spaces.

    • Extended relationship with Owner at the conclusion of the Tower expansion. Hplex has been leading an investment Medical Office Building with the hospital and a large orthopedic practice in the region. Hplex is responsible for the real estate structuring and project oversight.
