Toledo Clinic and the Karmanos Center Institute were focused on bringing quality, affordable and innovative cancer care to northern Ohio and southern Michigan regions with a vision for offering patient-centric services in a dedicated comprehensive cancer center. The facility is a 68,000 SF two-story building that includes 15 exam rooms, 24 infusion stations, radiation oncology services, lab, compounding pharmacy for infusion, women’s center and imaging modalities along with a conference center.

Property Management

    • Design and construction for the project was developed at the height of the COVID-19 pandemic, causing supply chain delays and labor shortages.

    • Ownership structure and financial modeling had not been completed for the strategy before Hplex was engaged.

    • Developed an ownership model, creating opportunities for physician investment, development of the pro-forma, and managed the loan funding process.

    • Led project management and oversight of the entire design and construction process including working with hospital departments to ensure day one readiness.

    • Completed project under budget with substantial savings returned to the ownership team – even at the height of the pandemic.

    • Achieved tax abatement in collaboration with the Toledo-Lucas County Port Authority.

“The Toledo Clinic has had the opportunity to work with Hplex Solutions to develop a comprehensive Ambulatory Facility containing comprehensive cancer services as well as radiology.  The project included ownership by physicians from the Toledo Clinic as well as ownership from a major health system who is also located in the building.   Hplex was able to take a very complex ownership structure and simplify it for all owners to completely understand the investment, cost and risk.  To complicate the project even more, the construction commenced during the COVID shutdown yet was still delivered under budget and within the time frame agreed upon by all parties.  Hplex’ s knowledge, expertise and experience offered great leadership to the project management and kept the owners focused on making timely decisions that created significant additional upfront value.  They have extensive knowledge in design, construction development and healthcare regulations which allowed our project to move forward to a successful completion. The savings we achieved during the project more than offset the development fees we paid Hplex.”
